Please read these Terms and Conditions carefully before using TT Rooms. By creating an account or using the platform, you agree to be bound by these terms. If you do not agree, you must not use TT Rooms.

1. About TT Rooms

TT Rooms is operated by Datrics Ltd, a company registered in England and Wales ("we", "us", "our"). TT Rooms is an accommodation listing and booking-request platform that connects property hosts ("Hosts") with visitors seeking accommodation for the Isle of Man TT race period ("Guests").

2. Platform Only — No Responsibility for Stays

Datrics Ltd operates TT Rooms as a platform only. We provide listing services and communication tools that enable Hosts and Guests to find each other and arrange stays. We are not a party to any accommodation agreement between a Host and a Guest.

Specifically, Datrics Ltd accepts no responsibility or liability for:

• The condition, accuracy of description, or suitability of any property listed
• The conduct, identity, or trustworthiness of any Host or Guest
• Any dispute between a Host and a Guest regarding a stay, payment, damage, or cancellation
• Any injury, loss, damage, or inconvenience arising from or in connection with a stay
• Failure by any party to fulfil their obligations to the other
• The legality of any listing or letting under Isle of Man or other applicable law

Payment for stays is arranged directly between Hosts and Guests. Datrics Ltd does not process, hold, or guarantee any payments between Hosts and Guests.

3. Eligibility

You must be at least 18 years old to use TT Rooms. By registering, you confirm that you are 18 or over and that all information you provide is accurate and complete.

4. Accounts

You may not create accounts on behalf of third parties without their explicit consent, or use automated means to create accounts.

5. Hosting on TT Rooms

5.1 Listing Fees

Hosts pay an annual listing fee to publish a property on TT Rooms. Optional listing boosts are available for an additional fee. All fees are in GBP and are processed via Stripe. Fees are non-refundable except where required by applicable law.

5.2 Accuracy of Listings

Hosts are solely responsible for the accuracy, completeness, and legality of their listings. Property descriptions, photos, pricing, and availability must be truthful and up to date. Misleading listings may be removed without refund.

5.3 Legal Compliance

Hosts are responsible for ensuring their letting activities comply with all applicable laws and regulations, including any planning permissions, insurance requirements, and tax obligations.

6. Booking Requests

A booking request submitted through TT Rooms is an expression of interest, not a binding contract. A stay is arranged solely between the Host and Guest. Datrics Ltd has no involvement in and accepts no liability for any arrangement made, whether or not it originated from a booking request on the platform.

7. Acceptable Use

You must not use TT Rooms to:

• Post false, misleading, or fraudulent content
• Harass, threaten, or abuse other users
• Violate any applicable law or regulation
• Attempt to circumvent the platform (e.g. directing users off-platform to avoid fees)
• Scrape, harvest, or systematically extract data from the platform
• Introduce malware or attempt to interfere with platform infrastructure
• Impersonate any person or entity
• Use the platform for any purpose other than legitimate accommodation arrangements for the Isle of Man TT

8. Intellectual Property

All content on TT Rooms — including its design, code, branding, and editorial content — is owned by or licensed to Datrics Ltd. You may not reproduce, distribute, or create derivative works without our written consent.

By uploading content (photos, descriptions) to TT Rooms, you grant Datrics Ltd a non-exclusive, royalty-free licence to display and use that content to operate and promote the platform.

9. Limitation of Liability

To the fullest extent permitted by law, Datrics Ltd shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of TT Rooms or any stay arranged through it, including but not limited to loss of profits, data, goodwill, or personal injury.

Our total liability to you for any claim arising out of or in connection with these terms or your use of TT Rooms shall not exceed the total fees paid by you to Datrics Ltd in the 12 months preceding the claim.

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited under English law.

10. Indemnification

You agree to indemnify and hold harmless Datrics Ltd, its directors, employees, and agents from any claims, damages, losses, and costs (including reasonable legal fees) arising out of your use of TT Rooms, your breach of these terms, your listing or booking activity, or any dispute between you and another user.

11. Account Suspension and Termination

We reserve the right to suspend or terminate your account, remove listings, or restrict access to the platform at our discretion if we believe you have violated these terms, engaged in fraudulent or harmful behaviour, or for any other reason we deem necessary to protect the platform or its users.

If your account is terminated for misuse, no refund of listing fees will be issued.

12. Modifications to the Service

We may modify, suspend, or discontinue TT Rooms or any feature at any time without notice. We are not liable to you or any third party for any such modification, suspension, or discontinuation.

14. Governing Law and Jurisdiction

These terms and conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.

15. Changes to These Terms

We may update these terms from time to time. We will notify you of material changes by email or via a notice on the platform. Continued use of TT Rooms after changes take effect constitutes your acceptance of the revised terms.
